It is highly recommended that you create a net sheet prior to putting your property on the market. I highly suggest that you pick a closing attorney ahead of time. Ask them to prepare a more accurate net sheet based on your listing price. This allows you to see what your walk-away figure will be after all closing costs!
If you would like me to put together a net sheet for you so that you can get an idea of what your WALK AWAY net number will be based on a specific sales price I will gladly do that for you. Call/Text me at 724-504-0070 or fill out contact the form at the bottom of this page.
If you want a REAL value of your home I’ll be glad to provide it to you. I will not FLUFF your report. Please note that I DO NOT CREATE THE MARKET and can only tell you what it says. The valuation I provide to you will be reflective of a 30-day sales price in TODAY’S Market based on Today’s Values and not what you may want to hear.
Hopefully you are happy with the valuation, but do not blame me if you don’t like it. I’m here to tell you the truth, not fluff some inaccurate figure in hopes you will give me the listing. I may need to see the interior of your home to give you a more accurate valuation.
Below is a Sample Market Analysis you will receive. You can see how detailed it will be.
