The information on this page is everything you need to know about selling your property. Selling a house can be a full-time job. This was put together so that you have one place to get everything you need to sell your house on your own.  If you should need the services of an agent in the future, then give us a call! Step#5: Seller Paperwork

Below is the necessary paperwork for your upcoming sale. Print all of these out and fill them out appropriately.  I suggest getting these filled out right away so they are ready once you find a ready, willing, and able buyer.  I even included a sales contract for your upcoming sale!  (NOTE: While I try and keep this section up-to-date, you will want to have your attorney review everything to ensure you have the latest information and most recent documentation.)

Sales Contract: This is a sample sales contract you may use once you find a buyer. Click below to view.

Residential Property Disclosure: This form outlines any disclosures that need to be made to your buyer. These cover all latent material defects with the property you are trying to sell. Read through it and fill it out appropriately.
PROPERTY DISCLOSURES

 

Mold and Moisture Brochure: Fill out appropriately and have ready for your buyer.  This will go with your sales contract.

Lead-Based Paint Disclosure: If your property was built prior to 1978 then you MUST include this form in your disclosures.  If your property was built after 1978, you will not need this document.

Step #6: Calculate A Net Sheet

It is highly recommended that you create a net sheet prior to putting your property on the market.   I highly suggest that you pick a closing attorney ahead of time.   Ask them to prepare a more accurate net sheet based on your listing price.  This allows you to see what your walk-away figure will be after all closing costs!

Step#7: A True Market Valuation & Home Staging Consultation.

If you want a REAL value of your home I’ll be glad to provide it to you.  I will not FLUFF your report.  Please note that I DO NOT CREATE THE MARKET and can only tell you what it says.  The valuation I provide to you will be reflective of a 30-day sales price in TODAY’S Market based on Today’s Values and not what you may want to hear.

 

Hopefully you are happy with the valuation, but do not blame me if you don’t like it. I’m here to tell you the truth, not fluff some inaccurate figure in hopes you will give me the listing. I may need to see the interior of your home to give you a more accurate valuation.

FREE STAGING ADVICE
I also have an additional service we provide at no fee to you.  I will come to your house to help you stage it if you like. It’s important that your home show in the best condition to maximize your sales price.  You may schedule your staging consultation when you request your home valuation. Please request the day and time of the staging consultation in the “form” below.  Please provide a minimum of 4-7 days to schedule a property visit and please allow 24 hours for me to turn around your home valuation.  I may be out with clients, but will get to it as soon as possible.
